The four things managers actually commission

Roof condition surveys, which is the bulk of it — visual on pitched roofs, and visual plus infrared on flat commercial roofs where trapped moisture is the real question. Facade and envelope surveys, driven either by a statutory cycle or by something that fell off. Post-event documentation after storms, fire or impact, where speed matters more than depth and the imagery has to be captured before repairs start. And energy or heat-loss surveys where a retrofit budget needs targeting. These sit on very different cadences: condition surveys on a multi-year cycle, facade on whatever the regulation requires, post-event on demand, and energy work once, before a project.

Scoping a portfolio properly

Post the portfolio, not the buildings. Give the count, the approximate footprint of each, the geography, and what you want documented at each one. Then decide the two things that change the price most: whether every building gets the same depth of survey — usually they should not, since a triage pass over the whole portfolio plus detailed surveys on the three roofs you already worry about is a better use of the same money — and whether this is a one-off or the first of a cycle. Say if some sites are occupied, secured or in controlled airspace. And name the deliverable per building, because a defect list with severities is what feeds a capital plan, while a folder of images feeds nothing.

Making the surveys comparable year on year

The value compounds only if the second survey can be laid against the first, and that takes deciding a few things once. Fix the capture pattern per building and record it, so the same elevations at the same heights come back next cycle. Keep the same deliverable format and the same severity scale. Store the original files, not just the reports — a PDF cannot be re-examined, and the question you will want to ask in three years is one nobody thought to ask now. Where infrared is involved, record the survey conditions, because a thermal survey flown in the wrong conditions is not comparable to one flown in the right ones, and without the conditions on file you cannot tell which you have.

What still needs a person

A drone survey is a screening and documentation tool. It cannot assess structural adequacy, it cannot test anything, and on a roof it cannot tell you the condition of the deck or feel for soft spots underfoot. Where a survey flags something significant, the next step is a roofing consultant, an engineer or a contractor with access — and that is the point, because now they are going to one building and one area rather than sampling twelve. For statutory facade inspection specifically, the regulations set requirements about hands-on examination and about who signs the report that no aerial survey satisfies on its own.

Common questions

How much does a portfolio survey cost?

Per building, and considerably less per building at portfolio scale than as individual call-outs. Inspection quotes on SkyLog have ranged $100 to about $1,550 with a $300 median from 13 quotes across all inspection types — post the portfolio with building count and footprints for real figures.

How often should roofs be surveyed?

Many owners work on a two-to-five-year cycle, shortening it on roofs already known to be near end of life, and adding a survey after any significant weather event. The economics changed when the survey stopped needing roof access; frequency is now a choice rather than a budget constraint.

Do tenants need to be notified?

Usually yes, and it is worth doing well. Flight over an occupied building is routine but visible, and a notice explaining what is happening prevents the calls. Your own lease terms and local privacy expectations govern; the pilot's obligation is the airspace, not your tenant relations.

Can one survey cover roof and facade?

Yes, though they are different capture patterns and the combined job takes longer than either alone. Ask for both explicitly when you post rather than assuming the roof flight will cover the elevations.

Does this satisfy our statutory facade inspection?

Not by itself. Those regimes specify hands-on examination of a proportion of the envelope and who is qualified to sign. Aerial survey is used to target that work and to document the rest — check with the qualified professional who signs your report before commissioning.

Can we commission this as a recurring programme?

Yes, and it prices better than repeated one-offs. Say the cadence and the term when you post, and fix the capture pattern at the first survey so later ones are comparable.
